I'm Irene Gren, administrator of Novamen Srl, a real estate company specialized in managing properties for tourism purposes. I've been working in this industry for over fifteen years, and in that time I've watched the business change profoundly.

My experience in this field goes back further than that: I grew up as the daughter of vacation home owners, and I lived firsthand the difficulties of renting out your own property. I know what it means to watch an unused home turn into a burden, both financially and operationally. And I know how much an owner needs to feel that their home is being respected and cared for the way it deserves. It's this direct experience that still drives us today to look after every property we manage as if it were our own.

Managing a short-term rental today is no longer as simple as it used to be. Regulatory requirements have increased — CIR, CIN, official communications, statistical reporting, tourist tax — and competition between properties has become tighter. Anyone entering this market without a solid structure risks losing time, bookings, and in some cases, making mistakes that can lead to penalties. This is why I invest constantly in training and innovative tools — including dynamic revenue management systems, still uncommon in the short-term rental sector — to make our work more effective and efficient.

That's why we sell primarily through the best-known OTA channels — Airbnb, Booking.com, Vrbo — but above all through a network of international agencies we've worked with for years. A less immediate channel than a simple online listing, but one that brings more selective guests and continuity over time.

This is also why we're careful about which owners and properties we take on: we look for quality properties, and we hope to meet owners who share the same rigor we bring to our own work. Many property managers work through the owner's own account. They manage the listing and respond to guests, but the reviews stay tied to the owner's profile, not to their work. If something goes wrong, the owner deals with the consequences. The manager, most of the time, keeps getting paid regardless. We work differently: we manage every property through our own accounts and channels. The reputation we build is ours, not only the owner's. That's why we're careful about which properties we take on: quality over quantity. And that's why we're genuinely invested — if something goes wrong, the responsibility is ours too, not just yours.

Every owner has different needs: some want to hand everything over and not think about it again, while others prefer to stay hands-on with the property but need someone to bring them the right guests. That's why Novamen offers two collaboration models, both on an exclusive basis.

Full Management

We take care of everything: property promotion, booking management, cleaning and linen service, guest hospitality, regulatory compliance, and collection and remittance of the tourist tax. You remain the owner; we become your operational point of reference for every aspect of the tourism management.

Booking Engine

We handle the commercial side: we promote your property through our channels with exclusive visibility, manage guest communication before arrival, and collect the documents needed for check-in. On-site operations — hospitality, cleaning, local compliance — remain with you.

  • Ongoing revenue management: we monitor the market and adjust prices day by day, to maximize occupancy at the best possible rate — an empty property never earns more than an occupied one at a lower price
